This existing shell was developed as shopping mall in the mid-20th century providing trendy retail spaces, cafes and a central open court. As businesses moved out to fringe neighborhoods the facility transitioned into various commercial programs before becoming completely abandoned. As part of the near north Omaha redevelopment, the site is being developed as a mixed use facility attracting commercial office and retail programs. Because of structural problems and programmatic needs the existing central court will become an iconic tower element housing commercial office space and providing a beacon to connect to the street. The tower is clad in lightweight louvers to filter direct sunlight but allow natural lighting to minimize artificial lighting and power requirements. The remaining body is clad in smooth white metal panels to brighten the façade and provide a palette to attract new retail programs to the growing and revitalized area.
