DESCRIPTION:

A new three-story, 45,000-square-foot office building.  The building is steel post and beam construction and precast stone veneer panels.  A typical three-story atrium services interior entrances to all potential tenants. Nebraska Realty anchors the building with 30,000 square feet of office build-out.  The tenant build-out consists of private offices, conference rooms, training centers, open offices, lounge / break-out spaces, and IT departments.  Windows and openings were given special consideration concerning heat gain by recessing the windows deep into the facade and supplying louver systems to deflect warm sunlight.  Green walls with vegetation around the building along the 1st level and provide a natural plinth to support the upper floors as well as diffuse direct sunlight.
